How this calculator works
The new loan is the appraised value times the lender's maximum LTV. From that, the existing balance and closing costs are paid off; what is left is your cash out.
The new DSCR uses the same lender-style ratio as our purchase calculator: monthly rent divided by the new PITIA.
If cash out is negative, the refinance would require you to bring money to closing at that LTV.
Formulas
New loan = value × max LTVCash out = new loan − existing balance − closing costsDSCR = rent ÷ (new P&I + taxes/12 + insurance/12 + HOA) Assumptions & limits
- Closing costs are estimated as a percentage of the new loan; points, prepayment penalties on the old loan and escrow funding are not included unless you add them to the percentage.
- Many lenders require a seasoning period (often 3–12 months of ownership) before a cash-out refinance at full appraised value.
- Default interest rates are illustrative examples, not quotes or current market rates (last reviewed 2026-10-18). Enter the rate from your lender.

Frequently asked questions
How much cash can I take out with a DSCR refinance?
Typically up to 70–80% of the appraised value, minus what you owe and closing costs, as long as the property still meets the lender's minimum DSCR at the new payment.
What happens if the new DSCR is below 1.0?
Some lenders still lend below 1.0 with stricter terms, but many will lower the loan amount until the ratio meets their minimum. Try a lower LTV to see how the ratio changes.
