Use it when
A second set of eyes before you publish a listing, social post, email or set of screening questions.
Not for
A legal opinion. This catches common risky language; it does not replace a fair housing attorney or your brokerage compliance review.
The prompt

Type below and the prompt updates. Anything you leave blank stays as a {{variable}} for you to fill in later. Nothing you type leaves your browser.
Extra protected classes under your state/city law (or "none known")
The listing, ad, post or screening questions
Act as a careful fair housing compliance reviewer for U.S. rental and real estate advertising. Review the TEXT below. Check for language that states or implies a preference, limitation, or discrimination based on: race, color, religion, sex (including sexual orientation and gender identity), national origin, familial status, disability, and these additional protected classes in my area: {{local_classes}}. Also flag: - Describing people instead of the property ("perfect for singles/families/retirees/students") - Steering or neighborhood-demographic language ("safe," "exclusive," "quiet community," "great for Christians") - Disability-related limits ("no wheelchairs," "must be able to climb stairs," "no emotional support animals") - Source-of-income limits (e.g., "no Section 8" or "no vouchers") if source of income is protected locally - Screening criteria that are vague, subjective, or blanket bans (e.g., "no criminal history of any kind") For each issue, output a table with: Flagged text | Why it's risky | Suggested neutral rewrite | Severity (High/Medium/Low). Then output a fully revised version of the TEXT. If nothing is flagged, say so and list any optional improvements. End with: "This is an automated review, not legal advice." TEXT {{text}}

Example output
Illustrative output using the example values. Your results will vary by AI tool and inputs. All names and details are fictional.
| Flagged text | Why it's risky | Suggested rewrite | Severity | |---|---|---|---| | "exclusive neighborhood" | Can imply the area excludes certain groups (steering). | "Located on a tree-lined street" | Medium | | "Perfect for a young professional couple" | Describes preferred tenants (age, familial status). | "Open layout with a dedicated home-office nook" | High | | "No Section 8" | Source of income is protected in your area. | Remove; state income criteria applied equally to all income sources. | High | | "Must be able to climb stairs" | Disability limitation. | "Second-floor unit; access is by stairs (no elevator)." | High | Revised text: "Cozy 2-bedroom second-floor unit on a tree-lined street, with an open layout and a dedicated home-office nook. Access is by stairs (no elevator). All applicants are evaluated using the same written income and rental-history criteria." This is an automated review, not legal advice.
Tips
- Use it on screening questions too. "Do you have pets?" should never auto-deny someone with an assistance animal.
- Keep a list of phrases your team should never use and paste it into the prompt.
Fair housing note: this prompt tells the AI to describe the property and the process, not the people, and to treat every applicant or client the same way. AI can still make mistakes. Review the output for anything about protected characteristics (race, color, religion, sex, national origin, familial status, disability, and any state or local protected classes) before you use it.
Works in
Don't paste anything you're not allowed to share (SSNs, bank details, private tenant records) into an AI tool. Check your company's AI policy.
